An application needs to be completed for each adult tenant (over 18 years) along with a non-refundable $50 deposit for each application.
We run background checks for each applicant which shows:
- Evictions (we do NOT accept tenants with a previous eviction within the last 5 years),
- Criminal history (no felonies)
- Credit score (we require a credit score of 650 or higher).
We also are looking for a monthly income of $3,500 or higher.
For a typical tenant (with good credit), we require a deposit equal to double their monthly rent rate. So if your monthly rental rate is $1150, we require a $2300 deposit. This money is refundable if the apartment is left in the same condition as when it was rented.
We do NOT require the final month's rent in advance.
Tenants pay for all utilities: electric, water, sewer. The precise amount per month depends on usage.
Waterford Apartments is protected by a security gate surrounding the property. Tenants will be provided with electronic access to gates for walk-in entry and for their vehicles only. Outsiders can NOT access the property without being let in by a current tenant. We also have a closed-circuit camera system which monitors each person or vehicle that enters the premises.
Yes, approved pets only (Dogs, Cats etc.). Maximum weight is 40 lbs. A pet fee will included with your monthly rent.
